It is often perceived that serviced is expensive. After all you get what you pay for? This is why many would be office renters go it alone and take the traditional lease route. But once you start counting the furnishing, maintenance and utilities it all soon adds up, so could serviced be cheaper after all? Serviced is certainly more convenient and hassle free, which is why more and more businesses are turning to Serviced Offices.
Business Centres, provide offices to rent which are also known as Serviced Offices. These offices usually come pre-furnished, with meeting rooms on site, communal break out areas and kitchens, plus other pay-as-you-use services, all paid within a monthly 'rental fee'. With no long term leases and a system where you only pay for the space you need, as you need it, serviced offices provide a flexible model for growing companies. Despite this businesses still choose to rent via a traditional lease, thinking serviced offices are too expensive. All offices have to pay Business rates and a number of utility bills, then there is every business need for internet and phone (don't forget those nasty set up fees). With serviced offices there is no unexpected cost as usually the rental fee will include the Business rates and they handle all the utility bills and comms on your behalf ensuring you get the best deal.
A great benefit of renting a serviced office is you are exempt from maintenance costs. When the air conditioning packs in, the electricity goes down or the toilet gets blocked, it's not your problem or responsibility, that is what you pay for. This saving cannot be stressed enough; imagine a storm blows the roof off the building (not too an extreme of example in today's climate... pun intended!) this would cost tens of thousands of pounds, minimum! This worry just doesn't exist with serviced space as the landlord is responsible for it all.
When leaving at the end of a leased office rental term, you would normally be charged for dilapidations, this means you need to pay a fee to have the office space returned to its original format, as you found it before moving in. These end-of-tenancy costs can sometimes catch tenants out, as some landlords exploit this (remember the example of the roof above, what's to stop the landlord saying you damaged the roof and owe thousands?). It's additional costs like these that make a difference and a Serviced Office seem like heaven. Serviced Offices don’t normally charge any structural dilapidation and allow you to leave without a huge scary bill.
Any business that wants to expand takes a risk when renting leased office space. If they rented larger than they need space in the hope they grow into it but then they don't. Or the other way round where they took too little space and now have the need to outgrow it. Due to the fact that the lease contract is usually for a period of 3 to 10 years, you will have to pay for the space you rented regardless of what your business needs until your term is finished. Serviced Office normally rids you of this worry. You can rent the exact size you need initially and the provider will typically allow you to up or down size your work-space in the building as and when your company needs it.
As your business may grow or in some cases decrease in number, you have the flexibility of accommodating your team as necessary with the appropriate office size (point 4). Even more so, you won't have to worry about moving over to another provider and starting the renting process all over again. You'll have enough time to plan ahead for any changes and implement them when necessary.
