GENERAL 

1. The buildings operate twenty-four hours a day throughout the year.

2. Outside normal working hours, services of the management and managing agents will not be available unless in absolute emergencies.

3. The Reception Services offered will operate according to their normal opening hours only.

4. Occupants are responsible for their own post and the delivery of any goods to the building. The owner or his managing agents are not responsible to accept any post or goods on behalf of occupiers unless pre-arranged and accepted to do so. 

5. Notwithstanding the above, occupants must comply with the following terms.

(a) Not to alter, add to or damage the space nor remove from any common part, nor communal space in the building any furniture or appointments therein belonging to the company 

(b) Not to alter or amend the data and telephone trunking within the space, excepting that if the managing agents give permission for any alterations that they shall be reinstated at the expense of the occupant at the end of the licence period. 

(c) Not to affix or display any sign, fascia or other notification, on or within any part of the building, including within for the avoidance of doubt, the space for time occupied by a licensee other than on the signage space on the door of the Space specifically designed for the purpose and without the written consent of the owner or his managing agents. 

(d) To keep the space including the inside of the windows thereof in a clean and tidy condition. 

(e) Not in any way to increase or cause to be increased the premium for any policy of insurance relating to the building. 

(g) Not to do or suffer on the space or any part thereof or in any part of the building any act, matter or thing whatsoever which may be or become an annoyance, nuisance, damage or disturbance to the company, the managing agents or other occupiers of the building or of the owners, tenants, licensees or occupiers of any adjoining or neighbouring property. 

(h) Not without the prior written consent of the owner or his managing agents to bring upon the space any explosive flammable or dangerous substance or article or permit the same to be placed in any position not approved of by the managing agent. In particular not to use bottled gas heaters in the building. 

(i) Not to cause any obstruction to any part of the building or on the land owned by the company known as CJ Muscat Properties. 

6. Internal window cleaning is the responsibility of the occupier on a similar basis. 

7. Any conference rooms, boardrooms and meeting rooms will be available to occupiers by prior arrangement and subject to a previously agreed fee. 

8. All telephone services within the building shall be through the use of the system provided by the Company. All requirements in respect of the system shall be notified by the occupier to the managing agents or as they direct. 

9. The sale of any utility services to clients/customers of Bucks Biz Business Centres is not permitted under any circumstances unless in writing from the owner or his managing agents.

10. The company and the managing agents shall require all occupiers to comply with such regulations as they may introduce for the use of the car park to the building which shall be notified from time to time. Specific requirements are detailed below. 

11. You are reminded that subletting, renting or hiring by time of the licences space or allocated car parking space is a primary breach of the licence agreement unless the owner or his managing agents has stated so in writing. 

12. There will be a daily collection of letter mail by the post office from sites that have a manned reception. Post for collection must be received by the respective reception with sufficient time to make ready for the collection by 16.00 hours, Monday to Friday. 

13. All equipment and facilities within the building(s) provided by the Owner are to be used by authorised persons only. All staff and/or visitors of the Licensee are invited by the Licensee therefore it is the Licensee's due care and responsibility to ensure their safety which includes the use the equipment throughout the building(s). The management accepts no responsibility whatsoever for any loss or damage to any person(s) and/or property from using equipment or facilities provided by the Owner however so arising.

 

RUBBISH AND CLEANING 

14. For occupiers of to all units all refuse must be taken by the occupiers placed in suitable plastic dustbin liner bags and placed within the refuse containers provided. Cardboard boxes must be flattened before being placed in the refuse containers. No large items such as pallets, furniture, computers or machinery shall be placed in the refuse containers and the occupiers shall make their own arrangements for their disposal. Occupiers shall only dispose of rubbish generated on site as part of normal office business activities. 

15. Cleaning of the common parts, including toilets and kitchens will be undertaken at the responsibility of the managing agents (note, opposite gender cleaning). Occupiers shall wash up any of their own crockery or cutlery. Any crockery or cutlery left within the communal kitchens by occupiers will be disposed of on a daily basis by the Company’s cleaners. 

 

CORRIDORS 

16. No items, including rubbish, may be left in the corridors and any items so left may be removed without notice by the company or their managing agents and disposed of. Any costs associated with such disposal will be charged to the occupier. 

 

CAR PARKING 

17. The users of car park(s) do so at their own risk. The management will accept no liability for accidents, damage or loss incurred.

18. Only occupiers at the building may use the car park. Visitors must be signed in by the on site reception or as instructed by the carpark display boards for parking rules permits where available which must be reserved by arrangement with the receptionist at either of the main management buildings. The Company do not guarantee that any spaces will be available. Visitors shall be limited to a period of two hours within the car park. 

19. Unauthorised parking on the access road, in the car park entrance or loading bay areas is strictly prohibited. Any unauthorised parking in these areas will be the subject of a legally enforceable penalty notice, subject to a fine. The Company also reserve the right to withdraw the use of car parking spaces, in the event of persistent breach by occupiers. 

 

ADVERSE WEATHER CONDITIONS

20. In adverse weather conditions the car park(s) will be checked and accessed by the site manager(s) during the hours of 9am to 5pm, Monday to Friday only. Parking is always at the individuals own risk. Gritting/salting of the car park is only conducted during the hours above by the landlords approved contractors. If the car park has not been gritted you are to assume the car park is closed and do not park.

 

SMOKING 

21. Smoking and the use of e-Cigarettes is strictly prohibited within the buildings, and only permitted at the outside designated smoking areas. Smoking on any balcony area is strictly prohibited as this breaches health & safety.

 

KEYS (electronic and physical)

22. Each company is responsible for the keys to their unit(s). In the case where digital locks are present, should your insurance require, 5 lever mortice locks can be supplied if not already present; keys are not issued as standard so must be requested from the centre manager. Should additional keys be required, please make your request in writing, or email to the managing agents who will issue an order and an authorisation letter to the official locksmiths. Please note that you will not be able to obtain keys from any other locksmith. 

The Managing Agents will invoice you for the cost of the additional keys (price varies depending on model). All keys must be returned to the managing agents on your vacation of the building. 

 

SECURITY 

23. Each unit is separately alarmed and monitored. The buildings also benefit from CCTV cameras. An activated alarm will alert the security service out of hours and a call will be made. Arrangements for key holding with the security service are at the occupiers discretion. Occupiers must provide the managing agents with at least one emergency telephone number to be passed to the Centres security company. 

24. In the event of an alarm activation in an occupied unit, the key holding company or the management will investigate and will contact the occupier via the emergency number provided and request their attendance if there is an emergency on site to re-set the alarm. Should the occupier be uncontactable, or fail to attend site within 30 minutes of being contacted the alarm for the Centre will be reset without protection for the occupiers unit. The cost of the call out charge will be passed on to the occupier. 

25. Occupiers must make sure that all windows and door to their units are properly secured when leaving the unit and before setting the alarm. 

26. Access to CCTV footage is not guaranteed and held for a maximum 7 days.

27. It is the responsibility of the occupier to provide up to date emergency contact numbers for the managing agents. 

28. Should your unit(s) be the subject of a break in, attempted break in or criminal damage you will remain liable for reinstatement, replacement or repair of any damage caused. In the event that damage is caused out of hours the Company or its managing agents reserve the right to carry out such work as it deems necessary in its absolute discretion to make the Space secure. The cost of any such repairs, including costs of any agent in supervising the work shall be the responsibility of the occupier.

 

FIRE REGULATIONS 

29. It is the responsibility of the occupier to comply with all relevant statutes and regulations to comply with fire precautions within their unit. This is to include the provision at the occupiers expense of any fire fighting equipment or extinguishers that may be required. 

30. The occupier must make itself familiar with the escape routes from the building and ensure that all staff and visitors are also aware of the escape routes. 

31. The occupier should become familiar with the sound of the fire alarm when activated and will comply with any other fire regulations that the managing agents may introduce from time to time, including cooperating with the managing agents when fire drills are carried out. 

32. No naked flames (IE candles) or incense are permitted within the building.

 

ELECTRICITY & COMMS (Phone and Internet)

33. A standing charge can be applied to all individual metres.

34. Individual metres are read monthly in arrears can be charged per KWH.

35. It is the responsibility of the occupier to comply with all relevant statutes and regulations to comply with PAT testing within their unit. The landlord tests and certifies the board itself. Any addition/alteration to the fuse/distribution board is not allowed without the written consent of the landlord and the re-testing of the board by qualified professionals.

PETS 

37. Although animals are allowed access to the building, the landlord reserves the right to refuse access without notice and/or discrimination.  

38. All animals allowed access to the building must be up to date with their vaccinations and of a kind and friendly disposition.

39. All animals are not to be left in any part of the building unattended.

40. Dogs and cats must be on a lead at all times when in common parts of the building.

41. Failure to clean up after your pet will not be tolerated. Please also note the roof garden at iCentre is astroturf and so pets are not allowed to urinate here.

42. Any pet that creates a disturbance to any other guest within the building will no longer be welcomed within the building(s).

 

MISCELLANEOUS 

43. Instructions are available from the managing agents or telephone service provider on the facilities available through each individual telephone handset. 

44. The occupier shall be liable for any connection to the internet through the Company’s telephone system and shall indemnify the Company against all such use, and compliance with all laws and regulations governing its use. 

45. The occupier shall be liable for any spam email send outs that result in the exclusion of an IP address.
